Job Summary Enterprise Community Investment is searching for a Real Estate Financial Analyst with strong financial and analytical skills to assist with the underwriting of tax credit projects. We are seeking a talented, motivated and experienced individual who possesses leadership potential. The ideal candidate will prosper in a fast-paced, entrepreneurial atmosphere.<\/p>\n

We have 1 opening which can be located in Raleigh, NC or Columbia, MD.<\/p>\n

Job Responsibilities<\/p>\n

\n
    \n
  • Assist with underwriting multifamily developments financed with the Low Income Tax Credit.<\/li>\n
  • Independently model real estate development and operations financial performance projections with precision<\/li>\n
  • Create Investment Committee screening memos that balance the nuance of a credit document and a marketing document<\/li>\n
  • Manage assigned LIHTC acquisitions bid workflow to deliver offers on-time in coordination with Originator<\/li>\n
  • Coordinate project closings with attorneys, accountants, and developers.<\/li>\n
  • Establish good working relationships with developers of affordable housing.<\/li>\n
  • Use Salesforce and Outlook to facilitate internal communication regarding deals<\/li>\n
  • Use Salesforce to document feedback and decision-making on deals for reference through an investment\u2019s lifecycle<\/li>\n
  • Address non-critical business issues on behalf of an Originator<\/li>\n
  • Manage special projects for the acquisitions team as assigned<\/li>\n<\/ul>\n<\/div>\n

    Qualifications<\/p>\n

    \n
      \n
    • BS\/BA in Finance, Real Estate, or Urban Planning or related field, preferably with some experience of real estate underwriting. Masters degree highly preferred<\/li>\n
    • Directly-related experience in real estate development, preferably affordable housing; and previous work with nonprofit organizations preferred.<\/li>\n
    • Strong financial and analytical skills, relationship management skills, and writing skills.<\/li>\n
    • Knowledge of real estate terminology and concepts preferred; basic knowledge of LIHTC a plus.<\/li>\n
    • Ability to maintain big picture focus while attending to detailed work and providing thorough documentation.<\/li>\n
    • Demonstrated ability to work productively and accurately in a fast-paced environment with multiple projects and stringent deadlines<\/li>\n
    • Strong organizational skills and ability to coordinate complex activities, prioritize conflicting demands and meet deadlines.<\/li>\n
    • Must be able to speak and write English fluently.<\/li>\n
    • Must have a record of high integrity.<\/li>\n
    • Must be highly motivated, be able to work independently, solve problems and possess strong written and oral communication skills<\/li>\n
    • Incumbent is expected to demonstrate strong ethics in interpersonal relations and work as an effective, collaborative team member.<\/li>\n
    • Ability to work evening and weekend hours during peak periods.<\/li>\n<\/ul>\n

      • When visiting project sites, incumbent may be exposed to varying environmental conditions (e.g. outdoor weather, dirt, dust, and other construction work site hazards).<\/li>\n
      • Valid driver\u2019s license required.<\/li>\n<\/ul>\n

        Strong Candidates:<\/p>\n

          \n
        • Have experience in the LIHTC industry<\/li>\n
        • Consistently exhibit an understanding of broader real estate investment concepts as well as LIHTC-specific concepts, including tax;<\/li>\n
        • Demonstrate the ability to deliver highly accurate work quickly;<\/li>\n
        • Exhibit judgment about when to raise a potential risk (financial, relationship, fiduciary, reputational, et al.) to a supervisor vs. mitigating it independently; and<\/li>\n
        • Demonstrate full mastery of Enterprise systems, including Salesforce, Teams (OneNote), SharePoint, Workday et al.<\/li>\n<\/ul>\n<\/div>\n
